Cancel within 24 hours of booking, or up to 30 days before check-in, for a full refund. Up to 7 days before check-in, you get 50% back. After that there's no refund, but email us first: when you book direct, we can often move your dates instead.

No parties, please: the houses are in quiet neighborhoods with city quiet hours. Retreats, photo shoots, brand campaigns and small gatherings are possible by arrangement. Tell us what you have in mind.

All three houses have fast Wi-Fi. House of Lemons has a dedicated home office with 1 Gbit internet, and it welcomes long stays.

Yes, for House of Kuna: the desert is spread out and there's no transit. In Palm Springs you can walk or ride downtown, and in Los Angeles a car makes the beaches and canyons easy.

Desert weather varies widely by season. Spring (March–May) and fall (October–November) are ideal — 70s and 80s during the day, cool at night. Summers regularly hit 100°F+. Winters are mild days (50s–60s) with cold nights that can dip below freezing. Every property has central heating, A/C, and a hot tub or cowboy tub.

Joshua Tree National Park is close to our Yucca Valley home, and the Integratron sound bath is about 20 minutes away. Palm Springs has mid-century architecture tours, the aerial tramway, and dozens of restaurants. We send every guest a curated local guide before arrival, and our 24-page desert guide is free.

Daytime visitors are welcome at most properties — just let us know ahead of time. Each house has a guest limit based on its size and neighborhood, so check with us before your trip.
